Our client approached us to market the sale of Frolic Farm, Lode, home of the well-respected Cambridge County Polo Club in September 2021. The farm is located to the northwest of the village of Lode in Cambridgeshire, near Newmarket, and has good access to the A14 and A11.

Cambridge County Polo Club was established in 2008 and had become a family favourite, offering summer and winter tournaments, an academy, schools and university polo, and the popular ‘Polo and Picnic’ sessions.

The professional polo club comprised 187 acres of established pasture, polo pitches, stick and ball grounds, 36 stables with extensive equestrian facilities, and an attractive club house.

In addition to the club, there was a let cottage, several holiday cottages, an event business, conventional livery yard and a reservoir, all offering significant income opportunities to a purchaser. The property also benefitted from a Class Q planning consent for the development of five residential dwellings.

Given the range of property and facilities this property was advertised for sale as a whole and in three lots.

Lot 1
Polo Club including 125 acres, all equestrian facilities, the club house, reservoir and two large agricultural buildings (with residential consent).

Lot 2
Peepers Cottage, a four-bedroom chalet style property set in a private location benefitting from a private driveway, let on an assured shorthold tenancy agreement.

Lot 3
Land to the east of Frolic Farm extending to approximately 60.71 acres comprising two well-presented Hurlingham Polo Association (HPA) approved polo pitches.

After an extensive marketing campaign, lots 1 and 3 were sold in the region of the guide price and the site continues to operate under the new name of the Cambridge and Newmarket Polo Club.

Our client (who lived on site) retained lot 2.
